Each rental is subject to a United States Virgin Islands Government Room Tax, currently assessed at the rate of eight percent (8%) of the full rental amount. This tax is not included in the weekly rental rate. |

Reservations:
Fifty percent (50%) of the full rental amount is required
to confirm your vacation dates. A check or credit card must
be processed within ten (10) calendar days or the dates are
released. The balance of the rental amount is due sixty (60)
days prior to the arrival date. Should a reservation be made
less than sixty (60) days prior to arrival date, the entire
rental amount is required to secure the reservation. To finalize
the rental, a Reservation Confirmation Agreement will be sent
to the primary Renter for completion and return to Hawksview
Estate prior to arrival.
Cancellation:
Should the event of your possible need to cancel your reservation
be a concern to you, we strongly recommend travel insurance
be obtained to cover this vacation.
An administration fee, equal to ten percent (10%) of the
full rental amount will be assessed for cancellation received
prior to sixty (60) days of the arrival date. The balance
of the reservation deposit will promptly be refunded.
No deposit refund will be made for cancellation received within
sixty (60) days of arrival date. However, in the event that
a replacement rental is obtained for the canceled period in
question, the deposit (less ten percent [10%] administrative
fee) will be refunded.
Security Deposit:
A one thousand dollar ($1,00) refundable security deposit
is due prior to arrival date. Estate Manager, following a
joint walk-through of the Estate at check out to determine
all is in order, we will refund this deposit within thirty
(30) days following check out. This security deposit does
not cover intentional acts that result in damage caused by
gross negligence, willful and wanton misconduct, or any similar
cause wherein the Renter fails to report damage to the Estate
Manager prior to walk-through and departure.
In the case of abuse or malicious damage to the Estate, the
Renter will reimburse the Estate for the cost of all damages,
including repair and/or replacement.
Hawksview Estate is not responsible for any theft of, or
damage to, personal property brought to the Estate by the
Renter, Renter’s party members or visitors during their
stay.
Arrival:
The Estate Manager will greet you upon landing at St. John,
will assist with rental car pick up, and then escort you to
Hawksview Estate.
Check-Out/Departure:
10:00 a.m. is the required check-out time, as the Estate’s
housekeeping staff will arrive at the villa to begin preparation
for guests arriving that same day.
Departure from St. John is dependent upon ferry and/or car-barge
transportation. These vessels operate on hourly schedules.
Recommended time for transfer from St. John to the airport
in St. Thomas is two (2) hours prior to the scheduled airline
departure time.
Most St. John car rental agencies provide transportation
from their office to the ferry dock for departing guests returning
rental cars.
Capacity of Estate:
The total number of guests permitted for your stay at Hawksview
Estate is limited to the number of guests reserved for and
paid for in advance. No additional guests will be permitted.
Infants sleeping in a crib are not included in the total occupancy.
No group meetings/gatherings of persons in addition to those
renting the Estate will be permitted without prior written
approval from Estate Manager. Additional fees for such additions,
if approved, may apply, and will be at the discretion of the
Estate Manager.
Smoking:
Smoking is not permitted within the Estate house.
The only area where smoking is allowed is on the western
deck, where an urn has been provided for the disposal of cigarette
and cigar butts. These items are not to be thrown out onto
the grounds, nor disposed of in the household garbage.
All guests must honor this Smoking Policy. Should there be
any questions, please consult the Estate Manager.
Housekeeping Service:
Hawksview Estate is thoroughly prepared and inspected for each guest arrival. Daily housekeeping is included in the weekly rental rate. Details of these services or any special requirements that may be needed will be discussed when reservations are made.
The Estate provides all bed linens, bath, pool and beach
towels, table linens and kitchen towels for your stay.
Service/Repairs:
Should any systems or amenities of the Estate require service
or repair during your stay, the Estate Manager will arrange
as required, and you and your party will agree to make the
necessary area of the Estate available for the service/repair
to be performed under the supervision of the Estate Manager.
Telephone Service:
Local phone service is provided. Long distance calls may be
made using the Renters’ credit or calling card.
Weddings:
Prior written approval of the Estate Manager must be obtained
for weddings and wedding-related events planned during any
stay at Hawksview Estate. Additional fees will apply.
Pets:
Pets are not permitted at Hawksview Estate.
Owner’s Discretion:
Hawksview Estate is privately owned and operated. The Owner
and Estate Manager reserve the right to refuse or deny service
at their complete discretion. Violation of the polices contained
herein by the Renter, rental party, or Renter’s visiting
guests, will render the Renter’s reservation null and
void. As a result, the Renter, and rental party will be asked
to vacate the Estate and all reservation and security deposits
will be forfeited.
Hawksview Estate and/or its agent is not responsible for
Renters’ accidents, injuries or any loss of personal
property.
The primary Renter of Hawksview Estate must be age twenty-five
(25) years or more, and a legal parent and/or guardian must
accompany all minors during their stay*.
Rental rates, related fees and services, and policies are
subject to change without prior written notice.
*Extended families traveling together (i.e., nieces, nephews)
may fulfill this requirement with the prior written authorization
from the legal parent or guardian of said minor, directed
to the Estate Manager for approval.
To maintain the villa primarily as a private Estate, rental periods are limited to 13 weeks per year. Early booking is advised.
